Where is the Promenade at Upper Dublin?

The proposed community is located on 25 acres at the corner of Welsh Road and Dreshertown Road in Upper Dublin Township, PA


What is it currently zoned for?

The property is currently zoned OC – Office Center which allows for a 65’ high, five-story office building containing 262,000 square feet of space.


What is the proposed for The Promenade at Upper Dublin?

The plan contemplates a mix of high-end apartments integrated with commercial space that includes proposed uses such as the REI Coop (a high-end outdoor hiking and recreational equipment retailer), restaurants, a coffee shop and other stores. The retail design is small scale in nature and generally includes shops and restaurants each of 5,000 square feet or less.


What makes high-end apartments different than other apartments people are used to?

The link below will lead to examples of high-end apartments and the lifestyle they provide. These type of apartments contain socially engaging and lavish amenity spaces, including a resort style swimming pool, work out rooms, interior gathering areas and luxury materials and finishes. These type of apartments will cost approximately $2,000 per month to rent.


What other amenities are being providing by the site?

The project proposes a 2.7 acre park area which will connect to over 3 miles of walking trails, water features and other pedestrian links that connect to the surrounding office and residential communities as well as to off-site retail areas. The property will enjoy extensive landscaping that will provide for a pleasant experience for both the residents of the project and guests who come to shop or visit


What will be the effect of the new community on local traffic patterns?

The project proposes over $2.6M in traffic improvements to address existing issues on both Welsh and Dreshertown Roads. Upon completion of the traffic improvements, both roads will function better than the existing condition even when considering any traffic generated by completion of the Promenade community. What will be the effect of The Promenade at Upper Dublin on Upper Dublin Schools?

The project will generate a gross amount of $2,425,845 per year in gross taxes to the Upper Dublin School District. It is contemplated that the apartments will generate 27 school children based on studies of similar project containing 1 bedroom and 2 bedroom units as are proposed for The Promenade. After deducting the costs to educate the expected 27 school children, the proposed project will still generate $1,842,828 per year in net revenues for the Upper Dublin School District. What will be the impact of The Promenade on Township Services?

The project will generate a total of $644,570 per year in gross taxes for Upper Dublin Township. After you take into account the $408,032 in expenditures to the Township, the project will generate a total of generate a net surplus of $236,538 per year. Please see the attached Fiscal Impact Analysis.
